RISER FLOW TAMPER PACKAGES
ELECTRICAL AND GENERAL CONTRACTORS:
Peak Alarm FLOW & TAMPER monitoring packages from JCI Johnson Controls with Simplex Fire Alarm:
JCI is set up to do large projects such as Airports, Data Centers, Hotels, Universities and large buildings.
Based off of the following:
Fire Alarm Panel
Fire Alarm Document Can to hold plans and reports
1 Double Action Pull Station as per code
1 Smoke detector at the panel as per code
4 Monitor modules for 1 FLOW and 2 TAMPERS and the backflow
1 WP Horn Strobe outside the riser room
Permit, CAD submittals (Customer supplies basic DWG CAD)
Fire Marshal Test and Inspection
Notes:
1. With equipment and programming bids the Electrical Contractor installs all the conduit, wire, devices and appliances and JCI will program, test, train and set up the monitoring.
2. With the FULL install above JCI will install the devices, appliances and provide the wire and EC will provide the conduit needed and the 110V dedicated 20amp circuit to the fire alarm panel.
3. Shell systems need to be able to expand to what will be needed in the future and we can help with this design.
4. Johnson Controls recommends that the owner does not use phoneline monitoring but it is best to install a high supervision cellular and we will provide that when the owner signs a monitoring agreement with Peak. Utah requires an annual fire alarm test on every fire alarm system that is installed.
5. When installing a zoned conventional system do not install a system with less than 6 zones because code requires at least one pull, one smoke at the panel, flow and tamper zones and backflow so this is six although often a duct detector or PIV will need to be monitored so we suggest we install an addressable system which you can see is a bit more although we can help with the design on design builds and these type of systems.
6. Permit prices vary from city to city so plan on time for the permit process. In Salt Lake most recently we waited 6 weeks for the Fire Plans Inspector to review and approve the plans and there were no changes. Many cities in Salt Lake require a third party review and a permit with CAD so the cost of the system will be priced accordingly. If the owner wants to pay the permit directly we can arrange this or we can put it in the package.
7. When a lift is required and when special conditions are present please let us know so we can do our research and do the bid properly. I bid out a fire alarm for an Ice Cream warehouse and the lift had to operate in very low temperatures and the fire alarm wire had to be a special cable not the normal cable.
8. Normal projects require 18g4c FPL, FPLR or FPLP cable for the zones or SLC circuit for Smokes, Pulls, Heats, Flows, Tampers and Monitor modules and 14g2c FPL, FPLR or FPLP cable for Horn/Strobes or 14g2c for Strobes and 14g2c FPL, FPLR or FPLP shielded for Voice Evac Speaker Strobes.
9. For Electrical Contractors please keep in mind that with the new low frequency horns and horn strobes being required in sleeping rooms the current draw is much higher than before. The low frequency horns draw just over 100mA and the low frequency horn strobes draw over 343mA each so you can only add a certain amount to each circuit when before you could add 80 to one circuit with horns now it is much less so you will need to wait for our circuit diagrams although for your bid you can plan on about 12-14 LF horns per circuit or 4 of the LF Horn/Strobes per circuit so more power supplies are required.
10. These prices are examples only so you will need to get Larry Love the plans and specifications so we can design a system just for your situation so when additional parts are required such as a PIV, additional power supplies, duct detectors, monitor modules or an annunciator we will add those to your pricing.
