Johnson Controls bids to both Electrical and General Contractors. 

When JCI sends proposals to the Electrical contractors often it is what we call "Parts and Smarts" or  "Equipment and Programming" this means that the Electrical Contractor will provide the conduit, wire and the installation and JCI will provide the equipment, programming, testing and the training and often the CAD drawings and submittals.  

When JCI sends proposals to General Contractors we can do it the same way as above or we can provide a full installation turn key price where Peak does it all including the wire, installation, parts, testing and programming. 5. 5. 

Johnson Controls often is the not the lowest bidder since we provide additional services such as code analysis including suggestions to meet fire alarm code that most likely will be required by the fire marshal.  JCI strives to avoid order changes by informing the contractor ahead of time what the fire marshal most likely will require although all fire marshals are different and it is difficult to second guess them although installing a system to IFC and NFPA 72 avoids many issues. 

 

Once you decide on the fire alarm company the following occurs: 

1. The contractor provides signed paperwork approving the proposal and arranges for a deposit/PO. (Keep in mind Johnson Controls has inhouse financing)

2. JCI with the Contractors assistance will obtain the DWG  AUTOCAD drawings so submittals can be completed

3. Johnson Controls will design the system in CAD, submit the system to the City and or for a third party review if required and pay the permit fee to the city. This is submitted to the fire marshal and he or she will approve or deny the plan with changes. Johnson Controls has many NICET qualified techs and engineers to complete this work and to approve the design.

4. Once the plans and submittals which include battery calculations and data sheets are approved JCI will order equipment and get the project scheduled.

5. JCI will set up the inspection dates and provide the NFPA 72 test and inspection report. 

6. Redline drawings will be provided by the company that installs the system. Redline or shop drawings show where the system devices and appliances actually were installed compared to the fire alarm plans that were submitted which may be different.
